Selling Your Home? Use These 4 Tips for Best Results!

When you're ready to sell your home, don't leave it to chance. Follow these 4 tips to properly stage and present your home for a quick sale at full asking price.

Every seller wants their home to sell fast and for the asking price. Usually it’s not luck that will sell a home quickly. Staging your home takes careful planning and knowledge. Think about your home as though you were the buyer. If there are any problem areas that stand out, address them as best as you can. A good cleaning and a coat of paint can do wonders in terms of making a sale.

1. Make sure you declutter before listing

A Duvanco home that's been staged to sell.If you are serious about selling your home, all clutter must go. It is very difficult for some people to see past other people’s “treasures”. Take down most of your art collections, trinkets and knick-knacks, but don’t strip the home bare. The point is to create more space for potential buyers to view. It should still feel lived in. Leaving a couple of pieces of art hanging on the wall and a few pieces of furniture in each room will help to define the space and keep buyers interested.

2. Boost your home’s curb appeal

Most people will do a drive-by of your home before coming in to view it. This is the first impression buyers will get and hopefully it will not make them walk away. You need to focus on your home's curb appeal. Put the gnomes away, mow the lawn, weed and top up gardens with mulch or topsoil, wash the front windows, repaint the porch as needed and replace any broken patio stones or steps. Make sure toys are put away too. Of course there will be families with children looking at your home, but it doesn’t mean seeing toys everywhere will sell them on the place. Less is always better.

3. Colours: Neutral pallets are important

They allow the client to imagine their own belongings in the home. Paint over any wild colours or patterns that could distract from the home and keep in mind that some people don’t like wall paper or borders unless they are selecting the patterns themselves. Save the colour for the rugs, art and furniture when putting your home on the market.

4. Keep it Clean and Fresh

A home that's clean and free of clutter has better appeal.Get your house clean and gleaming. This is the cheapest and one of the most important ways to help sell your home. You may want to hire a professional cleaner, especially if you have a large house. All kinds of things can make your home seem unappealing to prospective buyers i.e.; cob webs, old carpets, pet odors, cooking odors, old or dirty appliances etc. Take the time to steam clean carpets, especially if there have been pets living there and be vigilant about vacuuming and washing surfaces while your home is being shown.

Change the hand towels in the bathrooms and empty the garbage cans throughout the house. Keep in mind that people will open cupboards, drawers and closets. Cleaning is not something you want to skimp on! Baking goodies before an open house is another great way to get people feeling comfortable. It adds a nice aroma and you have a treat to offer them as they walk though. Place a few flower arrangements around the home as well. This can help by introducing fragrances and an aesthetic appeal to your home.

Make use of these tips to show your home at its best and improve your chance of selling your home as quickly as possible for your asking price.
